on 8/31/10 at 6:22pmOur house is for sale now. It's been on the market about 6 months. (we live in TX). We have had a couple offers, but it has been tough. The offers were really low, and one lady just backed out because she saw another home that had a fence she liked better than ours.
We really prepared our home for sale-cleaned the carpets, painted, put 1/2 our belongings in storage, took down all our photos on the walls, landscaped a little. Just really made our home shine and kick it up a notch above the others in the area.
I think one of the biggest shocks to us was the fact that we would be paying a ton of closing costs. If you have a good amount of equity in your home, you should be ok, but we don't. So to close, we will come out of pocket several thousand dollars. So it's definitely something to keep in mind.

What kind of closing costs does the seller have to pay? The agent and inspections and what else?
